Cecil County's desirable Mid-Atlantic location on the I-95 corridor in northeastern Maryland has made it one of the region’s most sought after business locations. Situated midway between the metropolitan areas of Baltimore and Philadelphia, Cecil County’s strategic location offers businesses overnight access to markets in New York, New Jersey, Pennsylvania, Delaware, Virginia and Washington, D.C. Cecil County’s well- developed transportation system offers easy access via land, rail and water.

According to the US Census, the population of Cecil County was 101,108 in 2010. The American Community Survey estimated Cecil County's population to be 101,913 as of July 2013, and it is expected to increase by nearly 40 percent to 139,650 residents by 2040.  Cecil County's population growth rate is expected to be the fourth highest amongst Maryland counties over the next 30 years.

According to Cassidy Turley's 2014 Third Quarter Industrial Snapshot, Cecil County's flex and warehouse vacancy rates are 3.63% and 3.79%, respectively, and year-to-date net absorption is down in both markets. One major development of note is that Principio Industrial Park recently received fast-track designation for a 1.2 million square foot project, which will hopefully attract a suitor in the near future.
